Development finance for conversion of multiple properties into 40 flats

 

We helped arrange a large £5m+ development finance facility for our clients to pay off the existing finance and to provide the funds for a large development in Kent. Finding a suitable lender who work with the client was the key issue and this found quickly and the loan completed within short time scales. This development will provide a substantial number of affordable properties to first time buyers in the local area, all within walking distance to the train station. Upon completion the developer then asked Clear FS to act as the preferred mortgage brokers to ensure potential buyers would receive the same high level of customer service.

 

Refinance facility for 20+ unit development

 

Our clients approached us having had issues with their existing lender who became ever more difficult post covid leaving our clients in a situation where they needed to look elsewhere for finance. We quickly found them a facility for £2.5m which provided the funds to pay off the existing lender and more than enough monies to continue the works on site. Our clients appreciated a lender who was much more understanding of their situation and were impressed with the speed of service and the knowledge of development finance that was shown both by ourselves and their new lender.

 

Purchase and development finance facility of 8 units

 

Clear FS introduced two of our existing clients who are both proactive investors to work together on a site that had become available via a local estate agent that we had previously worked with. After a very positive initial meeting which we helped facilitate, both clients agreed to commit to a joint venture on the site and instructed ourselves to find a £1m+ facility for the purchase and development finance. Our clients have now completed are in active discussion about their next site purchase.

 

Purchase and development finance facility for build of 2 Bungalows

 

After helping our client with previous development finance needs, they then approached us again for bridging finance for the purchase of the site and development finance for the build of the 2 bungalows. Needing to complete by Christmas and having been instructed in November this meant having to work to short timescales which we were happy to do and arranged £800k facility quickly.

 

Development finance for build of a new build house

 

An existing buy to let client approached ourselves after deciding to move into development and required development finance for his first project. Despite having a lack of experience which was causing issues with other lender he had spoken to, we quickly found a lender who was more receptive to our clients situation and quickly agreed a £200k facility provided the funds required for our client to complete his project.

 

Development facility for demolition of current building and build of 2x houses

 

Our client who was a first time developer approached ourselves for finance to demolish an existing property owned and build 2 houses that he had been granted planning permission for. We quickly found the most suitable lender for our client despite the lack of building experience on our clients side and a £1m facility was arranged which allow the client to complete all of the works and move on to further projects.
